How to Choose a Real Estate Agent When Selling - Before You Even Pick up the Phone


How do you decide who to hire as a Realtor for selling your house? I’m going to teach you what you need to know before even pick up the phone and call them.

Here are five important tips on how to hire a real estate agent.


Tip #1 - Read their reviews online:

Rank My Agent is a well-renowned avenue to research how clients rate their realtors. Some of the results may shock you!  We suggest you go read a bunch of their reviews, and see how other people feel about how that particular Realtor did. The Realtor is going to always tell you their services are the best, however, it’s the end-user who really is the one to make the determination of their performance.

Tip #2 – Check out Their Web Presence:

Have a look at some of their active or recently sold listings on their website. Do they have professional photos of their listings?  Do they have professional videos?  Maybe some drone shots? See what kind of write-up they have. Is it something that they put together themselves, complete the spelling mistakes? Or did they hire a professional to write a story to make the home come alive to the buyer? How many properties do they have for sale currently? You likely want someone who’s a full-time realtor because a part-timer may not be able to get you top dollar for your home. They just don’t have the resources or the time to devote to marketing.  Does their creative write-ups make you the reader want to come and have a look at it?  Is it accurate?   Are there professional house videos?  Do they supply Walk Score and other information for out-of-town buyers?  


Tip #3 - Have a look at their Social Media:

Ensure that their posts on their business pages are professional and appropriate, and are in alignment with what you would want to be posted about your home.


Tip # 4 - Check out their YouTube Channel:

I like to put up videos at least every week on our YouTube channel.  That includes real estate-related tips, things that are going on in our community, as well as professional videos of properties for sale.  Videos are not the way of the future, that was a few years ago - now they ARE the future.  YouTube has 2.3 billion users worldwide in Jan 2021!! There are many agents out there who simply rely on some photos and their website and maybe post to Facebook and Instagram, however, those agents are missing the boat by missing out on video.  And if they do have a YouTube channel, do they have a wide range of information for buyers or just a few house tours?  Out of town buyers want to see area information, schools, what’s to do in the city, etc.  Videos such as this attract people to that Realtor’s YouTube channel, then their website,  and then to your home. 


Tip # 5 - How do they Advertise their Listings?

Do they only advertise on the MLS?  Anyone can put your house on the MLS, well anyone with a license.  Yes, when on the MLS, people can see that your home is for sale, however, let’s face it … there’s more to marketing than just putting it on just one website. If that’s all there was to it there would be no need for Realtors!  What kind of additional exposure are they going to give your home? This usually can only come with a face-to-face meeting and any realtor you interview should be able to explain their marketing plan to you in detail.  For example, we have a 155 point marketing plan that we apply to every property we have listed, and every home seller can follow along week by week to see what’s happening behind the scenes. Because there’s always something happening. You want to know where your commission dollars are going, and it should be on the constant marketing of your home on many, many different platforms. Not just the MLS.
